Most municipalities in and around Cuyahoga County require a point-of-sale inspection before a house can change hands, and any violations have to be corrected or escrowed before the transfer completes. For a seller with an older house, that single requirement is what turns a straightforward sale into months of contractors — and it is the most common reason a Cleveland sale collapses after the offer. The housing here has a pattern
Cleveland’s older stock is largely wood-frame colonials and two-family doubles, most of it built long before modern wiring, with basements that take water and porches that have been rebuilt at least once. Knob-and-tube, a furnace well past its life, lead paint in a pre-1978 house and a roof at the end of its run are ordinary here. None of it stops us; all of it stops a buyer’s lender.
