Ohio City, Tremont and Detroit Shoreway hold a lot of century houses that have been partly renovated by one owner and then stalled. A half-finished renovation is genuinely hard to list — a buyer’s lender will not fund a house with an unfinished kitchen — and it is straightforward for us.
Old Brooklyn, West Park and the bungalow belt
Smaller post-war houses, mostly owner-occupied for decades, often being sold by an estate or by someone moving into care. These are usually sound houses that simply have not been touched in forty years.
Slavic Village and the east side
More vacancy here, more houses that have been empty long enough to be stripped, and more properties tangled up with taxes or a land bank. We buy those, and we are used to the paperwork.
Lakewood, Parma, Euclid and the inner ring
The suburbs are where point-of-sale inspections bite hardest, because each municipality runs its own. If you have had an inspection come back with a list, that is a conversation worth having before you spend anything on it.
